Position Summary:
We are seeking a highly motivated and analytical Financial Analyst to join our dynamic team. The Financial Analyst will play a critical role in supporting our senior housing debt brokerage transactions, from initial underwriting and financial modeling to due diligence and closing. This individual will work closely with our originators, clients, and capital partners, providing essential financial analysis and market insights to facilitate successful deal execution.
Key Responsibilities:
Financial Modeling & Underwriting
* Develop sophisticated financial models (cash flow projections, valuation models, debt service coverage analysis) for senior housing properties.
* Analyze historical financial statements, rent rolls, operating expenses, and market data to assess property performance and identify key underwriting assumptions.
* Prepare detailed pro forma financial statements and sensitivity analyses to evaluate various financing scenarios.
* Assist in the preparation of investment memoranda and offering materials for presentation to lenders.
Market Research & Analysis
* Conduct in-depth research on senior housing market trends, including occupancy rates, rent growth, new supply, and demographic shifts.
* Analyze comparable property sales, debt transactions, and competitive market data to inform underwriting and valuation.
* Stay abreast of changes in capital markets and lending programs relevant to senior housing.
Due Diligence & Transaction Support
* Assist in the collection, organization, and review of due diligence materials (e.g., leases, operating agreements, third-party reports).
* Communicate effectively with clients to gather necessary financial and operational data.
* Support the negotiation process by providing data-driven insights and analysis.
* Coordinate with lenders, attorneys, and other third parties throughout the transaction lifecycle.
Presentation & Reporting
* Prepare professional and compelling presentations, reports, and financial summaries for internal and external stakeholders.
* Clearly articulate financial findings and recommendations to originators and clients.
* Maintain accurate and organized transaction files and databases.
Relationship Management
* Build and maintain strong working relationships with internal teams and external partners.
* Represent the company professionally in all interactions.
Ad-Hoc Projects
* Assist with special projects and initiatives as needed to support business growth and operational efficiency.
Qualifications:
* Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related quantitative field.
* 1-3 years of experience in real estate finance, investment banking, commercial banking, or a related analytical role. Experience with senior housing or healthcare real estate is highly preferred.
* Strong proficiency in financial modeling and Microsoft Excel is essential.
* Solid understanding of real estate valuation methodologies and financial concepts (e.g., IRR, NPV, ROI).
* Excellent analytical, quantitative, and problem-solving skills with meticulous attention to detail.
* Ability to interpret complex financial data and translate it into clear, concise insights.
* Strong written and verbal communication skills, with the ability to present complex information effectively.
* Highly organized, proactive, and able to manage multiple priorities in a fast-paced environment.
* A strong work ethic and a desire to learn and grow within the senior housing finance industry.
* Familiarity with various debt structures (e.g., bridge loans, permanent financing, construction loans) and capital sources is a plus.
