Descripción
We are seeking a highly motivated and detail-oriented Site Manager to lead the operations of a 99-unit residential community. This role blends the responsibilities of a Property Manager and Assistant Manager, with a strong focus on financial performance, leasing strategies, and resident retention.
The ideal candidate will be results-driven, customer-focused, and skilled in managing the financial success of a property while ensuring
a superior living experience for our residents.
Key Responsibilities:
Financial Management
• Develop, manage, and execute the annual operating budget for the property, with a strong focus on maximizing Net Operating Income (NOI).
• Track and analyze financial performance, ensuring income targets and expense controls are met or exceeded.
• Review and approve all invoices, ensuring accuracy, proper coding, and alignment with the budget.
• Monitor rent collections daily; proactively follow up on delinquencies and implement collection strategies, including legal action when necessary.
• Prepare monthly financial reports, including variance reports, for ownership and regional leadership.
• Identify and implement cost-saving initiatives without compromising service quality.
• Ensure accurate rent roll management and maintain up-to-date records in the property management system
Leasing
• Drive leasing performance to achieve and maintain high occupancy levels (targeting 95%+).
• Execute marketing strategies to increase traffic, improve conversion rates, and reduce vacancy loss.
• Lead the leasing team or act as lead leasing agent, ensuring prompt follow-up on all inquiries, tours, and applications.
• Oversee lease renewals, utilizing retention strategies to minimize turnover
Operations & Management
• Serve as the primary point of contact for all resident concerns, ensuring prompt resolution and resident satisfaction.
• Participate in the resident retention programs and community events to foster a sense of community.
• Conduct regular surveys to gather management feedback and promote the referral programs
• Ensure timely completion of service requests and maintain high standards for work order resolution.
• Conduct regular property inspections to maintain curb appeal, safety, and cleanliness.
• Manage vendor relationships and service contracts to ensure quality work and adherence to budget.
• Supervise and mentor on-site team members, including leasing staff and maintenance personnel.
• Provide ongoing training, coaching, and performance feedback.
• Create a collaborative, motivated, and accountable team environment
Qualifications:
• Experience: Minimum 3-5 years of experience in residential property or hotel management with a proven track record in financial management and leasing/sales performance.
• Education: High school diploma or equivalent required; bachelor's degree in Business, Real Estate, Hospitality Management or related field preferred.
• Proficient in property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
• Bilingual proficiency in English and Spanish
• Excellent analytical, problem-solving, and decision-making skills
