Role Summary
The COO is responsible for day-to-day operations, financial performance, team leadership, and strategic execution across 18 residential complexes. This role bridges the Mexico-based team and U.S. leadership to ensure operational excellence and growth.
Key Responsibilities
1. Operations Management
Oversee leasing, maintenance, renovations, and resident services across all properties.
Ensure KPIs are met: occupancy, rent collection, maintenance response, and resident satisfaction.
Enforce standardized processes portfolio-wide.
2. Team Leadership
Manage regional/property managers and maintenance supervisors.
Lead a 12-person Mexico office team (marketing, HR, accounting, etc.).
Promote leadership development and effective communication.
3. Financial Oversight
Track property and portfolio financial performance (NOI, budget, delinquency).
Approve budgets, statements, and capex plans.
Drive cost-efficiency without sacrificing quality.
4. Strategic Execution
Support long-term planning and portfolio expansion.
Identify efficiency and revenue growth opportunities.
Oversee due diligence and integration of acquisitions.
5. Compliance & Risk
Ensure adherence to federal/state/local regulations.
Manage operational, legal, and safety risks.
6. Technology & Systems
Lead adoption of property management tools and system upgrades.
Optimize digital workflows and reporting.
7. Communication & Reporting
Act as liaison between ownership and local teams.
Deliver clear reports on KPIs, leasing, financials, and team performance.
Maintain alignment between U.S. and Mexico teams.
8. Customer Experience
Ensure high resident satisfaction across complexes.
Use feedback and online reviews to enhance service quality.
9. Vendor Management
Oversee contractor/vendor relationships for maintenance, marketing, and compliance.
Ensure service quality and cost control.
